7 Steps Before You Hire a Loan Modification Company

Homeowners need to be careful when deciding to save their homes from foreclosure. This unfortunate and increasingly likely event is happening to hardworking, honest Americans all over the country. This is an emotionally charged situation as the house you have made your home is something you do not want to lose. This can be a very desperate time and and you do not want to be subject to immoral companies that make promises but do not deliver. Don't become vulnerable in this situation; if it sounds to good to be true, it probably is! Please Follow these steps to successfully modifying your loan.

Step One: Referrals: Ask for referrals, the more the better. Also ask when the loan successfully modified. The goal is to try to find someone that dealt with this company many years ago.

Step Two: Visit the company and the operation (if you can). If you cannot all of the other steps become that more important. If you are not welcome, enough said!

Step Three: Do not try and do this on your own for two reasons:

Firstly: The offer you receive from your lender will be tilted in their favor. They will take advantage of your inexperience and leave you with a sour deal.

Secondly: There is a little known fact (most people don't know this , not even people that are new to and working in the loan modification industry, yes it is becoming and industry) You can only modify your loan once a year.

Step Four: Save your money if you are not making your mortgage payments. You must build up some cash reserves as the lender may require a payment or two with your work out agreement. Without question you will need cash reserves to handle unexpected expenses in the future. Use the time the lender takes(anywhere from six to 12 weeks) to save money.

Step Five: Pay for experience and results.

Step six: Don't ever take the first offer. And don't wait for the last minute to do something about your very real situation. Seek professional help as soon as you know things may get difficult or already are.

Step Seven: Tell the truth. The truth will set you free. It does no one any good to lie about your current financial situation. Speak only in facts. This should be viewed as a fresh start, a fixable situation and a solution to a problem that has already been solved. This should not be a temporary fix with an inevitable foreclosure in your future.

Please do the necessary due diligence and take your time in being choosy. If someone is trying to race you into making a quick decision, run. This is the most important decision that you will make this year.
